Second Story Addition Do’s and Don’ts

Many homeowners have extensive wish lists when it comes to design and use of a second story addition. But there are many practical items that need to be included. This way, you don’t just ensure that everything goes smoothly, but also avoid some of the more expensive oversights. 

Stair Location

Before starting your second story addition, make sure you consult with your chosen contractor about where the stairway leading up to the new space will be located. It should be near your home’s primary entry so you can easily gain access to your home’s second floor.

Protection for Your Drywall Ceiling

Second-story additions involve the removal of roof rafters. The first-floor ceiling, however, may be at risk of collapsing, especially when the remodeling crew performs work. Temporary walls must be installed to keep the ceiling secure.

Utilities in the Existing Attic

As early as the design phase of the project, you and your contractor should decide on an alternate path for the utilities on your attic, which include ductwork, plumbing and wiring. Don’t forget the bathroom and kitchen vents.

Additional Loads on the Existing Structure

Apart from your contractor, you should also talk with a structural engineer about your plans to add a second story space. The professional will inspect your home to determine whether your home’s existing framework can support the additional weight of the second floor.
